Oktoberfest 2015

It’s time again for Oktoberfest 2015 on the Farm at Traders Point Creamery! As many of you know, this will be the 9th year for this event! It was started origninally by Greater Historic Traders Point, a local 501(c)(3), in an effort to raise funds to obtain National Register designation of the Traders Point Rural Historic Districts, approved by the National Park Service in 2009, and to protect greenspace in our area. Our area has had many successes in protecting greenspace in the previous years but these successes have also come with challenges and costs. Through our past Oktoberfest events, we have been able to generate money to fund various challenges this area has faced or will face in the future from cell towers to gas stations….the challenges are many.

86th Street and Lafayette Road Development Additional Information

From developer documents posted to the 86th and Lafayette Road website, the proposed development at 86th Street and Lafayette Road appears to be MUCH more than simply a gas station. According to the documents, the retail space contains 7 additional suites totaling over 13,000 ft² of space beyond the gas station/convenience store. Additional documentation of the various permits and drainage studies that have been conducted are also available at the website.

Please plan to attend the Neighborhood Town Hall on Tuesday, May 19th, at 6:00pm at the Fishback Creek Public Academy hosted by City-County Councillor Leroy Robinson. This will be the time to voice your concerns over this proposed commercial development.

Neighborhood Town Hall

City-County Councillor Leroy Robinson will be hosting a neighborhood town hall to discuss the proposed gas station at 86th Street and Lafayette Road. The meeting will be on Tuesday, May 19th, at 6:00pm at the Fishback Creek Public Academy (8301 West 86th Street; directly across the street from the proposed gas station’s location). Other representatives from the Zoning and Code Enforcement departments will be present to provide a status update and answer questions.

Gas Station at 86th Street and Lafayette Road

proposed_gas_stationThree Mile Properties is proposing a GetGo gas station on the southwest corner of 86th Street and Lafayette Road. In my opinion, this seems like a poor zoning decision for this area for the following reasons:

  • Fishback Creek Public Academy is directly across the street on the southeast corner of this intersection.
  • Fishback Creek runs directly behind the proposed gas station and would be subject to contamination due to any fuel runoff. Fishback Creek runs into Eagle Creek Reservoir which is part of Indianapolis’ drinking water supply.
  • A gas station is a poor fit to the predominantly suburban/rural character of the surrounding area, a large portion of which is designated as the Traders Point Rural Historic District.
  • A gas station in this location doesn’t seem to be necessary as there a great many other gas stations located near 86th Street and I-465 as well as 71st Street and I-465.

A petition has been created to advocate against a gas station at this intersection.

Zionsville Town Council Rejects CarDon Project

According to the Zionsville Times Sentinel, the Zionsville Town Council voted 4-1 on March 3rd to reject zoning changes to allow a senior living facility proposed by CarDon & Associates for the corner of 850 E and Oak Street west of Zionsville.

An interesting corollary to this whole issue is the role a letter by State Senator Mike Delph played in the process (see the Zionsville Times Sentinel article and also this article in the Indiana Business Journal). Delph’s letter apparently ruffled some feathers and was the subject of discussion along with and associated with the CarDon zoning request. Make of this what you will…
